RENTAL AGREEMENT <br />It is hereby agreed by and between Redlands Masonic Temple <br />Association, landlord, and the City of Redlands, California, <br />tenant, as follows: <br />THAT for and in consideration of payment of rents and performance <br />of covenants contained on the part of tenant, said landlord does <br />hereby rent as an office those certain premises located at <br />Rooms 3 and 4, 131 Cajon Street, Redlands, California, for a <br />tenancy from March 1, 1971 to June 30, 1972, commencing on the <br />lst day of March, 1971, and at a monthly rental of $90.00 <br />payable in advance on the llth day of each and every month. <br />IT IS FURTHER mutually agreed between the parties as follows: <br />(1) Said premises shall be used for office space. <br />(2) Tenant shall not sub --let premises, or any part thereof, <br />or assign this agreement without the landlord's prior <br />written consent. <br />(3) Any failure by tenant to pay rent or other charges promptly <br />when due, or to comply with any other term or condition <br />hereof, shall at the option of the landlord forthwith <br />terminate this tenancy. <br />(4) Tenant shall keep and maintain premises in, a clean and <br />sanitary condition at all times, and upon termination of <br />tenancy shall surrender premises to landlord in as good <br />condition as received, ordinary wear and damage by the <br />elements excepted. <br />(5) Receipt of 15- keys is acknowledged by tenant; said keys <br />to be returned to landlord upon termination of tenancy. <br />(6) a. Tenant shall pay for the following utilities or services: <br />(1) Electricity <br />(2) Telephone <br />(3) Janitorial. <br />b. Landlord shall pay for the following utilities or <br />services: <br />(1) Gas <br />c. Landlord shall arrange for appropriate metering of <br />electricity used in Rooms 3 and 4. This arrangement <br />shall be at the landlord's expense. <br />
