SECOND AMENDMENT TO MULTI -TENANT OFFICE LEASE — GROSS <br />This Second Amendment ("Second Amendment") to the Multi -Tenant Office Lease -Gross <br />("Lease"), dated February 21, 2018, is made and entered into this 30th day of June, 2022 by and <br />between the City of Redlands, a municipal corporation and a general law city ("City"), and Adrian - <br />Gauss architects, Inc., a California Corporation ("Lessee"). City and Lessee are sometimes herein <br />referred to individually as a "Party" and collectively as the "Parties." <br />RECITALS <br />WHEREAS, on February 21, 2018, Lessee entered into a Multi -Tenant Office Lease -Gross <br />with Redlands Community Investment Corporation, a California Corporation for the lease of <br />approximately 999 square feet of space at 300 East State Street, Suite 350, Redlands, California; <br />and <br />WHEREAS, on September 21, 2021, City of Redlands and Redlands Community <br />Investment Corporation entered into an Assignment and Assumption Agreement, wherein, <br />Redlands Community Investment Corporation assigned and transferred to City of Redlands all <br />right title and interest in, to and under the leases for 300 East State Street; and <br />WHEREAS, it is the desire of the City and Lessee to amend the existing Lease, specifically <br />with regard to a change in Suite location, Lease Term and Base Rent; <br />NOW, THEREFORE, for good and valuable consideration in the receipt of which is hereby <br />acknowledge City and Lessee agree as follows: <br />AGREEMENT <br />Section 1. Paragraph 1.2(a) of the Lease, entitled "Premises" is hereby deleted and replaced <br />with the following: <br />"That certain portion of the Project (as defined below), known as Suite Number 360E, <br />consisting of approximately 301 rental square feet and approximately 223 useable square feet <br />("Premises"). The Premises are located at 300 E. State Street in the City of Redlands, County of <br />San Bernardino, State of California, with zip code 92373. In addition to Lessee's rights to use and <br />occupy the Premises as hereinafter specified, Lessee shall have non-exclusive rights to the <br />Common Areas (as defined in Paragraph 2.7 below) as hereinafter specified, but shall not have <br />any rights to the roof, the exterior walls, the area above the dropped ceilings, or the utility raceways <br />of the building containing the Premises ("Building") or to any other buildings in the Projects. The <br />Premises, the Building, the Common Areas, the land upon which they are located, along with all <br />other buildings and improvements thereon, are herein collectively referred to as the "Project." <br />Section 2.
