AERODYNAMICS ASSOCIATES - CITY OF REDLANDS <br /> MASTER LEASE AGREEMENT <br /> REDLANDS MUNICIPAL AIRPORT <br /> PARCEL NO. 5 <br /> LEASE AMENDMENT NO. 2 <br /> The MASTER LEASB' AGREEMENT , dated July 5 , 1979 , and <br /> amendments thereto# between the City of Redlands, hereinafter <br /> called "City" , and Aerodynamics Associates , hereinafter <br /> called "Lessee" , is hereby amended as followsi <br /> Section 1 <br /> The legal description shown on Exhibit "A-1" shall be <br /> amended to increase the size of Parcel No . 5 by 10 , 395 .0 <br /> square feet by adding 85 feet to the westerly portion of the <br /> parcel and removfng 55 • feet from the easterly portion of the <br /> parcel. The revised legal description is attached and made a <br /> part thereof. <br /> Section 2 <br /> Under Section 11 "P-roperty " , delete Paragraph b. <br /> "Easements" . ., <br /> Section 3 <br /> The following annual rental in addition to the lease <br /> payments paid in ' accordance with Section 6, "Lease Payments" <br /> of the Master Lease Agreement shall be paid - to the City by <br /> Lessee commencing on the date of this amendment, and shall be <br /> paid as follows: <br /> a) 10,395 .0 square feet of unimproved land at $0 .061 <br /> per sgdare foot per year until such time as the <br /> construction of Sessums Drive along the frontage of <br /> Parcel No. 5 is completed. <br /> 10 ,395 .0 s.f. x $0 .061 = $634.10 <br /> b) 10 ,395 .0 square feet of unimproved. land at $0 :093 <br /> per square foot per year after completion of <br /> Sessums; Drive along the frontage of Parcel No. 5 . <br /> 10 ,395 .0 -s.f. x $0 .093 = $966 .74 <br /> c) Rental charges identified in Section 3, a) above, <br /> reflect .a return of 15% annually to the City, based <br />
