ORDINANCE NO 2855 <br /> AN ORDINANCE OF THE CITY OF REDLANDS AMENDING TITLE <br /> 18 OF THE REDLANDS MUNICIPAL CODE BY ADOPTING A <br /> REVISED LAND USE ZONING MAP (ZONE CHANGE NO 456) FOR <br /> CERTAIN PROPERTY CONSISTING OF 6 03 ACRES LOCATED AT <br /> 1485 EAST SAN BERNARDINO AVENUE (APN 0168-071-06-0000) <br /> AS RESIDENTIAL ESTATE (R-E) DISTRICT <br /> WHEREAS, in accordance with Government Code section 65855, the Planning <br /> Commission of the City of Redlands has reviewed proposed Zone Change No 456 (the <br /> "Zone Change") to change the City's land use zoning map for 6 03 acres identified as <br /> 1485 East San Bernardino Avenue (Assessoi's Parcel Numbei 0168-071-06-0000) from <br /> Agricultural (A-1) District to Residential Estate(R-E) District, and <br /> WHEREAS, the applicant is authorized to represent the legal owner(s) of record, <br /> and the property owner(s) have authorized Redlands Pioneei, LLC, to proceed on then <br /> behalf to pursue the Project Entitlements, and <br /> WHEREAS, on August 8, 2017, the Planning Commission held a noticed public <br /> hearing on the Zone Change and considered veibal and written testimony of City staff, <br /> the applicant for the proposed Zone Change, and testimony from members of the public, <br /> and <br /> WHEREAS, the Planning Commission has recommended to the City Council that <br /> the Zone Change be approved, and <br /> WHEREAS, the Environmental Review Committee reviewed Zone Change No <br /> 456 at a noticed public heating on June 5, 2017, and recommended approval of a <br /> Mitigated Negative Declaration foi the Project, and <br /> WHEREAS on August 24, 2017, notice of the City Council's public hearing for <br /> Zone Change No 456 and the related Project Entitlements was published in the Redlands <br /> Daily Facts by the City Clerk, and <br /> WHEREAS, on September 5, 2017, the City Council held a noticed public <br /> hearing on the proposed Zone Change and considered the staff report and oral reports, <br /> the Planning Commission recommendation, and testimony and written evidence <br /> submitted by and on behalf of the applicant, and testimony by members of the public, and <br /> WHEREAS, at the public hearing on September 5, 2017, the City Council <br /> considered and heard public comments on Zone Change No 456 and the Project <br /> Entitlements, and <br /> WHEREAS, the proposed project is subject to the California Environmental <br /> Quality Act (CEQA), the City has prepared an Initial Study and exercised its own <br /> 1 <br />
