3. That the proposed development will comply to the maximum extent feasible with <br />the regulations of the city's general plan, the applicable zoning district and the <br />city's development standards. <br />The proposed development complies, with the City's General Plan. The proposal is <br />consistent with the densities prescribed in the General Plan and Redlands Municipal <br />Code pertaining to Planned Residential Developments, as explained in the staff <br />report. <br />In addition, the project will meet all applicable development standards in the R-E, <br />Suburban Residential District, RMC Chapter 18.144 for Planned Residential <br />Developments, and other applicable provisions of the Redlands Municipal Code. <br />The Open Space provided, to be owned and maintained by the Homeowner's <br />Association, complies with the open space requirements of RMC Chapter <br />18.144.200(A) by providing 20% of the total acreage of the PRD as recreational <br />open space that can be easily accessed and enjoyed by residents of the PRD. <br />4. That the proposed development is appropriate at the proposed location. <br />The proposed subdivision is appropriate at the proposed location because the <br />development provides a single-family residential development consistent with <br />existing residential uses within the vicinity and the sites existing General Plan <br />designation of Very Low Density Residential. The project site is located adjacent <br />to existing developed residential areas and incorporates improvements which will <br />be similar to the surrounding residential neighborhoods. Utilities and services in <br />the area are adequate to serve the proposed development and adjacent roadways <br />have capacity to provide adequate vehicular access to the project's private street. <br />SECTION 10. Effective Date.
